- A title company ensures that your property is free and clear of any
- liens and/or encumbrances and states so in a legal document. If there
- are any encumbrances such as rights-of-way for utilities (easements)
- this will be shown in the policy that it issues.

- Banks want this to insure their investment in the property. You should
- get a policy of your own also because some years down the road you are
- going to have a nice equity stake in your home.
