  13. There is a great Victorian house for sale/rent on my block. The owner
  14. would prefer to sell it, but would consider a rental.

  16. The house has a living room with a stained glass window, dining room with
  17. great built-in cabinets, kitchen with walk-in pantry, 4 bedrooms and a bath
  18. on the first floor, and the second floor is an entire open space with dormer
  19. windows, a skylight, and a second bathroom. The backyard is fairly small but 
  20. it is fenced and there's plenty of parking space in the driveway. It's in the
  21. neighborhood north of USC (between Adams and the 10 freeway and between 
  22. Vermont and Hoover). It's close to the USC B tram route and generally a
  23. quiet neighborhood, although it's not primarily students in this area.

  25. The asking price for the house is $210,000. The owner has an assumable
  26. loan for $163,000 and said he would accept a marginal down payment and
  27. carry the rest for up to 3 years.

  29. He's also open to the idea of a lease option or a rental. Rent would be
  30. $2,300, and he would prefer a situation where one person rented the house
  31. from him and sublet rooms to other people.

  33. It would be a very nice house for a USC staff or faculty member with a large
  34. family, or for someone who does a lot of entertaining.  The house will be
  35. available in January.
